Maybe it’s because o...。入住新居让由加（板谷由夏 饰）的心情十分愉快，从今天起，酒店式公寓1303号房间就将成为她的新家。搬家当天，由加邀请了自己的三五好友，在新家里举行了热闹的派对，令大家没有想到的是，由加竟然在派对中诡异的坠楼身亡。 姐姐的惨死让妹妹舞子（中越典子 饰）的内心十分不安，她无法相信一向开朗乐观的姐姐会无故自杀。来到了姐姐居住的1303号房间，舞子开始收拾起了由加的遗物，也就是在这一过程中，舞子竟然在无意之间发现了埋藏在这座公寓里长达二十年之久的可怕秘密。阴魂不散的怨灵，挥之不去的恐惧，身处漩涡中心的舞子会有怎样的结局呢？。
